Abstract: The dependency on Building Information Modelling (BIM) of past, existing and future buildings is increasing exponentially. Most construction projects to date are relying on construction technologies, BIM alike, to fast-track activities on critical paths, to improve stakeholder communication with BIM’s inherent nature of presenting information transparently to project stakeholders, to facilitate in project scheduling and more importantly- to provide live progress updates for project progress monitoring purposes. This paper looks into the manual scan-to-BIM process, which is important in re-constructing 3D digital representations of older projects that were not designed with as-built BIM models, and also in providing construction progress updates to keep project stakeholders and site supervisors well-informed on every phase of construction that is happens on the ground. This study aims to design a scan-to-BIM framework as a standard procedures that modellers working on scan-to-BIM projects should undertake for a more systematic approach, to overcome the currently lack thereof standardisation of scan-to-BIM procedures. Considerations of obstructions, ambiguities and assumptions have been generally included in the framework, for users to make reference to as a guide. Assumptions and limitations as well as considerations for future research will be covered in this paper, for users to adopt the framework and possibly improvise and improve on it.
