Abstract: FM teams frequently invest a significant amount of time and energy gathering information from various combinations of electronic data and physical documents throughout the O&M phase. There are a lot of duplicate tasks involved in finding, organising, evaluating, and producing information (Brodt, 2013). To embrace Industry 4.0, it is inevitable that BIM for FM should be adopted to ensure the processes are streamlined and efficient. Despite that, it is important to note that the design stage is as equally important as the O&M stage in order for BIM to be fully utilised for FM. In order to get fresh insights of the implementation of a BIM-FM system, this study employed a research design strategy that starts with a literature review. The approach of the collection of data of the online survey, which provided a rough indication of what various industry organisations need and expect from a BIM-FM system, is then presented. Case studies were also identified to guide on the key advantages the system brings and challenges to look out for in the future. Recommendations from the areas of concern were provided at the end of the paper, which tackles issues regarding data requirements, asset attributes standardisation and data interoperability. With the recommendations, it is able to reduce the complexity and increase the appeal in the implementation of a BIM-FM system during O&M stage to increase efficiency. Even though the research study’s aims were met, there were still some limitations to this study. This includes the lack of large-scale real-life BIM-FM implementation in the industry and a small sample size generated from the data collection.
