Abstract: Integration of different uses into a single development has its fair share of advantages and disadvantages. Extensive literature review has proven that a Mixed - use development concept is being recognized and taking roots amongst property developers around the world. In recent years, the Singapore real estate industry has likewise begun to move forward towards mixed use development. As more developments are embracing the Live, Work and Play concept, an examination of users' perception towards it is increasingly gaining importance. Variations in the success of Mixed - use development further augment the need for research. Developments like Suntec and SOHO@Central have witnessed successes but not other similar developments. This research hence attempts to demonstrate users' perception towards mixed - use development. Taking the latest mixed use development as a case study, this research reveals that users' perception tilts towards the negative sector of the study. This is not in sync with the results established from the literature review. In a bid to verify the aspect of use that is considered important to users, quantitative analysis of mean ratings and correlation has been employed. Results achieved have shown that users' expectation can be summed up as “A miniature nation within another."
