PERFORMANCE ANALYSIS OF LISTED REAL ESTATE COMPANIES IN HONG KONG

Abstract

The main objective of this study is to analyze the performance of 116 listed real estate Hong Kong firms from the financial and stock market perspectives during a ten-year period of 2005 to 2014. To do so, financial data are extracted from Datastream as well as Bloomberg. Consequently, they are then analyzed according to specific financial performance indicators and stock market indicators. After the financial performance analysis, the sample firms are categorized into two portfolios, Portfolio A & B, the former being superior in terms of financial performance. Subsequently, the stock market performance analysis will be carried out respectively on the two portfolios. The prior analyses will allow for the testing of the hypothesis that if a portfolio has superior financial performance, it should have superior stock market performance as well. In lieu of the findings in this study, the hypothesis cannot be rejected and Portfolio A performs well in terms of its financial performance as well as stock market performance, in comparison to Portfolio B.
