Abstract: In pricing new flats for sale, HDB takes into account appropriate factors such as the location, floor area, design features, finishes, and the prevailing resale prices. The OSL from residents is an important criterion in describing the quality of public housing and also triggers the factors affecting the satisfaction of the residents. It was found that the mean value for OSL for Singaporeans was moderately high at 3.60 (using a 5-point Likert scale) with a standard deviation of 0.78. The OSL were showed against the demographic variables of respondents and found that variables such as race and household size did not contribute to differences in HDB residents' satisfaction. However, there was a statistically differences in age, gender, marital status, type of flats and educational level categories. Looking at the reasons for the respondent's most dissatisfaction aspect of HDB homes, it was found that the policies change in resale of flats to control the speculation of HDB homes was the main reason in the case of resale of flats while for price of flats, it was the construction of the HDB flats size are reduced tremendously over the past decade, but with the increased in prices of flat purchased by the residents.
