Abstract: The aim of this dissertation is to examine the functions intelligent buildings perform and how they help management to be more effective when different systems are computerised. The intelligence level has improved from simple microprocessors to artificial intelligence and Intelligent Self Learning Electronic Chip (ISLEC). One important issue is that, " Are Intelligent Buildings intelligent or high-tech?" With continuous technological advances, intelligent buildings not only reduce operational costs and increase reliability of services, but they also help to increase productivity as the basic needs are fulfilled. (Maslow's Hierarchy of Needs). The case study is based on Republic Plaza which is the first building in the region to be conferred the FIABCI (International Real Estate Federation) Prix d'Excellence award. The findings show that the attractions of the building are divided into five categories : 1) Location, 2) Architecture and Floor Layout 3) Technology, 4) Services and Facilities and 5) Landlord. In conclusion, the industry will witness new advances in technology. It is important to examine them and test their practicality to ensure that they serve the needs of end users and tenants.
