Abstract: This paper focuses on the management of condominium before the formation of Management Corporation. Its objectives are to highlight the major management concerns during this stage and also to examine how the developer goes about setting a proper groundwork in the running of the estate for the future Management Corporation. Different stages or aspects of management during the initial stage, i.e. before and upon obtaining the Temporary Occupation Permit, are discussed in this paper. A case study was also done to give a more in-depth study and understanding to the diffferent management issues involved In addition, at this very initial stage of condominium management, as the development is still experiencing its Defect Liability Period, a discussion was also done to highlight the process and problems encountered in Defect Management. Moreover, management responsibilities had in fact involved not only the management team, but also the developer and main contractor. Thus, in this case, the problems that will surface due to the involvement of various parties will also be examined. Besides considering the day-to-day operational issues in condominium management, this paper will also go through the planning, organising and monitoring process taken by the management team to prevent future roblems from arising due to their negligence or ignorance.
