Abstract: Since being designated as a Special Economic Zone in 1980, Shenzhen has become one of the most attractive cities in China to foreign investors. However, many Singapore real estate developers have withheld their investment plan in Shenzhen because they are perturbed by their unfamiliarity with the development procedure and process there. Their wait by the sideline has caused them to miss many good opportunities as the Hong Kong developers moved in to develop properties in the prime locations and reaped supernormal profits. Therefore the need to understand the procedure and process of property development in Shenzhen become more pertinent as the Hong Konger have shown that if one can overcome the problems and risks involved in property development in Shenzhen, the return can be very rewarding. Hence, as long as economic reform and open-door policy prevail in China, the growth potential of Shenzhen property market cannot be overlooked and the understanding of property development as well as the analysis of the property market will continue to be an interesting topic to study.
