Abstract: Much has been written over the past few years on the user requirements of high value-added industries, that is, the high technology establishments. User requirements of low value-added industries have often been neglected. Different types of industries exhibit different trade characteristics. Some are typically labour intensive while others are capital intensive and therefore user requirements may tend to differ. Findings from the survey conducted revealed that basically all building features are relatively important regardless of the type of industry or the status of organisation. The only difference lies in the emphasis placed on them. The analysis has shown that most firms from the selected industries viewed industrial building features as important criteria in influencing the choice of an industrial space unit. It was also found that the non-local firms, especially the MNCs, place slightly more emphasis on these features.
