Abstract: Batam's recent emergence as a new industrial centre in the region has sparked much interest among investors. While industrial properties are being developed to meet rising demand, there is a simultaneous growth in demand for residential properties on the island. Much of the demand for these properties came from investors who anticipate a rental market as Batam's industrialisation program takes off. As Batam's residential market enjoys a healthy future outlook, many developers contemplate developing condominiums on the Indonesian island. The concept of condominium living has been recognised as the solution to maximising land use while providing quality living environment. Many developers are thus apprehensive about the existence of such a market in Batam considering that the island is still spacious and land values are much lower (which makes landed properties affordable). However, one must not disregard the fact that condominium offers many advantages (eg. the in-house facilities and provision of security services) which cannot be matched by other forms of residential developments. This dissertation therefore aims to advert some of the uncertainties faced by developers by studying the feasibility of such developments in Batam. The study reveals that the market for condominiums in Batam is strongly dependent on the amount of industries that operate on the island. This is because the majority of the demand is likely to arise from the expatriates (Singaporeans included) who work on the island. It has also been shown that such a development is financially viable with an acceptable risk margin.
