Abstract: Risk is the very essence of property development while uncertainty is the prevailing climate within which development takes place. If uncertainty can be identified and quantified, then developers can be assured of a better assessment of the viability of their projects and hence facilitates decision-making. In view of the increasing complexity of present day developments, more sophisticated techniques, such as feasibility analysis, are required to better cover all aspects in a decision-making process. Through the application of a feasibility analysis, any possible adverse impact on investment returns will hence be brought to the surface. However, it is crucial that the varied objectives of the developers and their respective constraints should be accommodated into the feasibility analysis.
