Abstract: The East Coast Area has been reputed for its many interesting developments over the years. However, one particular area of unique traditional character that has experienced rapid transformation deserves highlighting. Once a typical Malay Kampong settlement, Geylang Serai is today a thriving mixed-development suburban centre. With rapid changes due to the nation's economic progress and redevelopment programmes, Geylang Serai represents a case of man and his ever changing environment. With the changes, there evolved an interesting growth in real estate pattern. There apparently seem to be efforts by both the private and public sectors to develop an active mixed deve-lopment of residential, commercial and industrial submarkets in this region of Singapore. Evidence has shown an up-rising trend and with continued efforts, the future holds optimistically for Geylang Serai. Positive steps and controls appear to be key factors in ensuring the increasing status and popularity of the area.
