Abstract: In Singapore, the residential property market does not operate under Laissez-faire conditions but is directly and indirectly affected by government policies, legislative measures, socio economic trends and political factors. Consequently, residential property values may experience a boom or a decline. A study into the influence of socio economic trends on residential property values in the past decade will provide a better insight to the present and future value trends. This dissertation examines the trends of apartment values over the past eight years ( 1978 to 1986 ) and compares the effects of socio economic trends on these values in an urban and suburban residential areas.
