Abstract: The serene kampong atmosphere once typifies Singapore's lifestyle. Land was plentiful then, and everyone have their own grassy patch. But as Singapore surge forward in modernisation and population grew, for the people of this island nation high rise residential development became an unavoidable alternative. For those who can afford private housing, strata title properties and condominiums seem an attractive choice. But life amidst such luxurious environment is not without its problems. It is on this premise that this dissertation was written. This dissertation traces the history of condominium development in Singapore. The formation, development and management of these properties were analysed with regard to its legal framework and practical administration through the management corporation. Case studies enable the investigation of problems from which recommendations are suggested. From this study some interesting findings result. Condominiums will continue to develop into a very important sector in the residential market. There is a dire need for better estate management input into the administration of these properties although the legal framework governing these properties are adequate. The lack of professionalism amongst those managing these properties and ignorance and indifference of their residents pose a challenge to all of us in the industry. The stage is set for us to help create a socially active living environment in these condominium communities.
