Abstract: This paper focuses on the land use and value trends of the Orchard Road area. The author attempts to identify and analyse those factors mainly economic; social and institutional that influence the pattern of development of the study area. There is an analysis of value trends based on data obtained from the Singapore Institute Of Surveyors And Valuers(SISV) and a comparison is made between value trends of the study area and those of the wider area beyond. A comparative analysis of this kind aims to facilitate a deeper understanding of the unique characteristics of the study area.
