THE IMPACT OF PAYA LEBAR AIRBASE ON LAND USE PATTERN AND RESIDENTIAL PROPERTY VALUES

Abstract

There is an increasing public awareness over the quality of life and the ecological balance as evidenced by the increasing frequency of public discussions over these issues. Several complaints have been received from members of the public regarding the noise pollution arising from the operation of the Paya Lebar Airbase. This report presents the study of the effect of aircraft noise from the airbase on the land use and property values of the nearby residential areas. The results showed that there is an adverse effect of the operation of the airbase on the property prices of nearby residential areas.
