Abstract: Recently, there has been an upsurge of condominium developments mushrooming all over the island. Almost all residential developers have now switched over to condominium type of development. Although condominium living has gained a firm hold in the society, it is very crucial on the part of the private developer to isolate the price range of the latent demand. This factor becomes increasingly important with the implementation of the Approved Residential Properties Scheme: where Central Provident Fund member's savings are available for financing the purchase of private residential property for both owner occupation and investment. In the current down-market trend, leading to an oversupply in the next few years, the situation is further aggravated. This study is undertaken to analyse the marketability of luxury condominium and the middle class condominiums.
