Abstract: Over the past few years, the government has been actively encouraging the growth of sub-urban centres. This policy is due mainly to the following two reasons:- i. the need to relieve the already congested city centre ii. the need for sub-urban centres to cater to the needs of the widely distributed population. Some sub-urban centres like Katong and Bukit Timah Plaza have inherent advantages like good linkages as well as locational advantages which will ensure a good chance of success. Others, especially the Goldhill area, will have to rely heavily on support from the public sector. This dissertation examines the viability as well as the possible changes in land use pattern resulting from heavy public intervention in the property market.
