Abstract: Successful real estate investors are cognizant of the process of urban growth and decline in metropolitan areas. They are aware of the various stages of growth, the rate of growth, the prospects for continued growth, and the nature of the basic employment mix in the metropolitan area they are considering. Successful real estate investors also recognise that the underlying forces impinging on the growth of a metropolitan area are dynamic and constantly evolving . At any point of time, it is observable that while some areas are undergoing periods of rapid growth, others are maturing or stable, and still others are stagnating or declining. Technological changes, shifts in government expenditures, urban planning are among the factors that can affect the rate of growth and decline in a particular metro area. In this dissertation the writer intends to investigate and assess the development potential of the selected study area - Bukit Panjang - through land uses, land values, demographic studies and projection of future land uses over a forecast period of 3 years.
