DESIGN AND BUILD APPROACH TO RESIDENTIAL PROJECTS

Abstract

Design and build arrangement requires a contractor to produce a design for a construction project and then construct it according to his design. The major advantage of this arrangement is that it offers the employer a single source of responsibility for the completed building. The significant disadvantage of this arrangement is that the employer may encounter difficulties in evaluating the relative merits and demerits of each tender proposal in term of price, time, quality and user requirements. The study of HDB's design and build contracts revealed that design and build arrangement can be adopted as an alternative procurement system for residential projects. This is because the employer can capitalise on most of the advantages offered by the design and build arrangement. In addition, the employer is able to avoid and overcome most of the disadvantages inherent in the design and build arrangement
