Abstract: This thesis tests the effects of policies from various areas of economy in three essays respectively. We investigate the influence of policies in three different sub-sectors of economy: real estate, transportation, and consumers? spending. Firstly, we explore the effect of road pricing policy on real estate price. Second essay shows the effect of toll increase on commuters? transportation modal choice, and the last essay investigates the response of consumers to island-wide shopping event, which was initiated by Singapore?s government.
