Computer Aided Systems are evolving at such a rapid pace. Most researches have focused on the usefulness and the need of the computer aided system which companies should adopt. Typically, integrated CAFM and real estate systems become the software through which a variety of corporate and facility data flows. Both internal and external users create and maintain databases used by these systems. Unless the system takes into account on administrative, business, and technical issues, it is impossible to effectively implement such a sophisticated technology and the danger of the software becoming shelfware is extremely high. The research is based on computer aided system adopted in Chan Kok Hong PropertyConsultants Pte Ltd, which is the managing agent for hundreds of condominium projects in Singapore. Computer aided system was implemented to some of the condominiums for trial usage in December 2003. Guilin View Condominium was one of the pliot project which implement computer aided system. Computer aided system for facilities management is organized into 6 chapters plus appendixes. Starting from first chapter, it is an introduction on the effectiveness of computer aided facilities and factors to consider for computer aided programs. Second, the literature review on computer aided system will include the advantages, feasibility study, establishing objective, analysis, implement approach, cost and benefits and measurement of effectiveness. Third chapter is on a methodology adopted. The fourth chapter will be a introduction on the program adopted by Chan Kok Hong Property Consultants Pte Ltd. The fifth chapter will be the analysis of the results on the interview from users and the last chapter will be on the conclusion and recommendations.
