dc.description.abstractThis study examines the trends of unit mixes in private non-landed residential developments in Singapore. The study proposes some possible determinants to find explanations behind these trends. The analyzed determinants include, ‘Distances from the CBD ’, ‘Distances from the main shopping belt (Orchard), ‘Prices per square foot ’, ‘Scale of developments' and ‘Senior officials/professionals across planning areas'. Data is obtained via research from project brochures. Due to unavailability of data, sample size collected is small. Hence, scatter plot analysis is adopted instead of regression. On a general tone, proportion of smaller units such as ‘studio ’, ‘studio+1 ’, ‘2 bedrooms' and ‘2 bedrooms+1’ decrease as distances from CBD/Orchard increase and when scale of the developments increase. On the other hand, proportion of smaller units increase as prices per square foot increase. Proportion of bigger units such as ‘3 bedrooms', ‘3 bedrooms+1 ’, ‘4 bedrooms ’, ‘4 bedrooms+1’ and 'Penthouses' increase as distances from CBD/Orchard increase and when scale of the developments increase. Vice versa, proportion of bigger units decrease when prices per square foot increase.
