Abstract: The retail scene has witnessed the rise and decline of shopping centres. With the introduction of newer shopping centres, the performance of previously dominant shopping centres waned. This is evident when shoppers changed their preferences and instead thronged the newer shopping centres, resulting in lower rental and occupancy rates. In the East Coast area in Singapore, Katong Shopping Centre had experienced lower shopper patronage, rental and occupancy rates as a result of the introduction of Parkway Parade Shopping Centre. Other shopping centres in the vicinity like Roxy Square are also adversely affected such that it was not able to take off although launched at a later date. Although efforts have been made to challenge Parkway Parade Shopping Centre and hence revive their fortunes, there seemed to be some critical success factors that cannot be challenged. Through conducting surveys by personally interviewing the shoppers at the respective shopping centres, these critical success factors are unveiled and analyzed. This will serve to highlight to potential shopping centre developers as to what makes a new shopping centre development feasible, and to recommend ways in which current shopping centres can improve on their results.
