dc.description.abstractThe Government Land Sales (GLS) Programme has been the Singapore Government’s key tool in supplying state land to the private sector for development and growth. The sale of state land encourages competition among the private sector as well as innovation to produce quality projects in line with the URA’s Master plan. With the emergence of many new global events, economic trends, and government policies over the last decade, there has been concern that the bidding process for GLS sites has served to push up housing prices in Singapore. This dissertation seeks to identify the connection between global economic factors and GLS tender prices, as well as to understand the overall effects GLS has on Singapore housing prices by means of comparison. The two main variables to be focused on are economic uncertainty and foreign participation in government land sales. This dissertation relies on the models derived from 2 previous dissertations on the same topic, with the inclusion of new variables and factors and the combination of both models to identify the strength of the variables. The analysis showed that there was no significant relationship between the two variables, nor did they have any significant relationship with the winning bid price of GLS sites.
