Abstract: This study investigates the impact of MRT network expansion on CBD housing premium. The objective is to examine if the increase in connectivity in regions outside of the Central Region would result in an erosion in CBD premium of housing located within the Central Region. Six sub-regions, whereby three of which are located within the Central Region and the other three located out of the Central Region, were used to facilitate study. The sub-regions of Boon Keng and Serangoon were used to study the impact of the opening of Circle Line Stage 3 on 28 May 2009. The sub-regions of Clarke Quay and Buona Vista were used to study the impact of the opening of Circle Line Stage 4 on 8 October 2011. Finally, the sub-regions of Aljunied and Tampines were used to study the impact of the opening of Downtown Line Stage 3 on 21 October 2015. Two hedonic regression models were used to ascertain the direction and magnitude of change in transaction price. It is found that the opening of a new MRT line in the non-Central sub-region does erode CBD premium of the corresponding Central sub-region.
