Abstract: Being an island city surrounded by water, water bodies have always been a vital asset for Singapore. It is important to study the influence of water bodies on housing prices especially as there are more focus and emphasis on transforming Singapore into a City of Gardens and Water. The objective of this study is to investigate if the ABC Waters Programme leads to a blue price premium on surrounding private housing and wants to find out the scales of such blue premium. This paper adopts both the Hedonic Pricing Model and Difference in Difference Model to analyze the potential blue premiums on housing prices. In the hedonic pricing model, findings show that houses within the 400m radius of water sites have an average blue premium of 5.01% blue premium as compared to houses outside 400m radius. Further robustness check with cut-off distance of 500m radius shows that houses within 500m radius from the water sites have an average 4.01% blue premium as compared to houses outside 500m radius. In the DID Model, the regression result shows houses within 500m radius from the water sites cater for an implicit 1.22% blue premium after the completion of the ABC Water Project with all other variables remain unchanged.
