Abstract: Numerous research studies have been carried out on shopping malls. Many have examined the physical attributes of shopping centres while others looked at the shopper behaviours. Very few studies have been undertaken to examine the impact of tenant mix on shopping patronage, in particular, the detailed components of a tenant mix. One of the important factors that would affect a shopper to visit a shopping mall is the kind of goods and services available in the mall. What are the goods and services, and whether the amount of a particular kind of goods and services available in a shopping centre will influence the patronage will be examined in this research. This study hopes to provide valuable contribution to retail research, and to the retail centre management on designing the best tenant mix that will attract shoppers to the mall. The investigation and analysis of this research found that the most important patronage factor is variety of tenants that provide value for money. Tenant categories such as fashion & health care products; and gifts, souvenirs & services are the more essential trade that were desired by the respondents among the others that include food & beverage; and department stores & anchors.
