ScholarBank@NUS Repository. | Abstract: | Driverless cars, Artificial Intelligent helpers and Virtual Reality headsets: technologies once reserved for futuristic fictions are working their way into everyday life. As Internet of Things (IOT) is gaining more and more influence in the financial markets of many countries, it is not surprising that the property market gets impacted as well. Especially for Residential Real Estate market, there has been many cases of imperfect information that led to inefficiencies, which is why technology in the recent years has help to soften this issue. Websites such as propertyguru.com and 99.co are property-technology (Proptech) companies that has helped to smoothen the residential buying process and mitigate the issue of imperfect information by allowing buyers to have access to the information through their websites. Technology has not only been used to improve security but has also been known to help with liquidity and transparency issues. The objective of this dissertation is to see how proptech has potentially impacted the Singapore Real Estate market, through the timeline of Proptech company events that happened throughout the years and the sentiments of industry players towards it. This study involves the use of two methodology, namely event analysis and cross-sectional regression against the stock market indices. The results from this study will validate what is to come for Singapore’s future for real estate in terms of utilizing more advanced technology due to the liquidity and ease of usage.
