dc.description.abstractBeing a small city with relatively large population, Singapore is moving towards a sustainable development that puts large attention on green building construction projects. As green building industry continues to affluent, it is vital to ensure that green building project meets its completion date without any delay. However, limited research has been conducted to analyze the project schedule performance of both new and retrofitting green building construction projects. Therefore, this study aims to examine the time differences between new and retrofitting green building construction projects and identify the common delay factors encountered for these two types of building projects. Ultimately, building onto the research findings, solutions are proposed to improve the schedule performance for both new and retrofitting green building construction projects. The research is developed through pervasive literature review, survey questionnaires and face-to-face interview carried out with the construction professionals. Thirty-six identified delay factor elements from various literatures, which are grouped into eight factor categories, were scrutinized to determine its impact on new and retrofitting green building project schedule performance. The common top three important factor elements which pose the greatest impact on project schedule delay for both new and retrofitting green building construction projects are ‘consultant cooperation to solve problem’, ‘Late delivery of material’, and ‘ unfavourable site conditions’. The findings revealed that retrofitting projects indeed will experience a higher probability of delay as compared to new green building construction projects. It was observed that 22.90% of the new green building construction projects were delayed while 31.13% of retrofitting green building construction projects were completed behind schedule. Further analysis shows that the design development, and the planning and feasibility studies of the construction project phase were found to be the most culpable for the extended period of project duration for both new and retrofitting green building construction projects. A list of recommendations would then be proposed to improve the schedule performance of new and retrofitting green building construction projects. Following, this study establishes a basis for further research on the enhancement of future new and retrofitting green building project schedule in the local context.
