In response to cater to a larger population and to facilitate the private acquisition of privately owned land the government amended the Land Titles (Strata) Act (the Act) to allow for an easier process of land acquisition by private developers. This however, has lead to consequential issues affecting the subsidiary proprietors (SPs) involved in these sales. This paper analyzes the issues that have arisen over the past years and evaluates the amendments made to address these issues. This paper will discuss how the amendment to the Act in 1999 has incidentally led to the tyranny of the majority and the implications of this on future amendments to the Act. This study will concludes that the process of amending the Act must continue to be ongoing and more dynamic one to address the issues of SPs involved in en bloc transactions. Also, the Act should continue seek to address the issue of equity for SPs involved in the en bloc sales process, a necessary phenomenon in the property environment of Singapore.
