Abstract: This study examines the relationship between retail rents growth in suburban and central malls in Singapore. Traditional theories suggest that rents of retail units located in central regions are higher than suburban regions. However in Singapore, the retail rent topography seems to suggest otherwise. Suburban malls appear to have higher rents and are more than worthy competitors to the malls located in main shopping belt in the central region. This research examines whether planning areas with higher retail rent have greater future appreciation than those with lower retail rents. It also examines the factors affecting the high retail rent growth. If the market is efficient, there should be a positive relation between planning areas with higher retail rents and retail rent appreciation. This study will examine whether retail rents among different planning areas will converge during a boom or recession market; and to analyse the factors that could have attributed to this deviation in retail rents. Results from our study on the 55 planning areas in Singapore showed that those planning areas with high retail rent will have high rent growth. There is sufficient evidence from this study that retail rents will continue to diverge over time. In both recession and boom markets, the factors that significantly contribute to the deviation in the retail rents of shopping malls are size, age and transportation.
