Abstract: This research concerns two questions. First, whether the disparity of rents and prices can be explained by the different determinants of rents and prices. Second, find out the determinants of the rent-price ratio. Data on transaction price and contracted rents of the same property are collected and matched. This study selects 700 matched dataset based on 14-month time difference between sale and rent transaction dates. The results of rent regression and price regression suggest that the divergence of the two can be explained by the different determinants. The regression results of the second research question show that those housing characteristics have a statically significant impact on rent-price ratio.
