ScholarBank@NUS Repository. | Abstract: | Globalization and rapid economic growth over the past decades have resulted in a higher standard of living in Singapore. However, while economic growth has been growing, wealth has become increasing concentrated in the hands of the top deciles among households. In line with this observation, housing prices and the overall cost of living has increased considerably, raising questions of concern over the issue of affordability being affected by the rich. The dissertation aims to study the income patterns and housing choices made by different households as a result of different positions of wealth through of a simulation using a hypothetical household over the next 16 years. An affordability index is adapted from previous studies to achieve the critical price for influencing the housing and home upgrading decisions. A correlation is then obtained and housing prices. A Monte Carlo simulation is conducted to link important variables affecting the affordability index and the critical price. We see that income levels, mortgage rates, the price of the type of housing and the amount of fortuitous gains from prior housing greatly influence the purchase decision of potential homeowners and upgraders. Finally, we conclude by suggesting the possibility of the evolution of an increasing public and private housing sub-markets adopting the Stock-flow Model by DiPasquale and Wheaton, which reflects the expected increasing income disparity over the next 16 years. | URI: | https://scholarbank.nus.edu.sg/handle/10635/220483 |
