Abstract: Collective sales have exist to bring windfall profits to homeowners and it is a urban renewal strategy that is an unique feature in Singapore. Governed by the Land Titles (Strata) Act (LTSA), the objectives of the statutory scheme is to optimise land use and to encourage the participation of the private sector in urban rejuvenation of housing estates in Singapore. This paper seeks to assess the implication of successful collective sales to determine whether surrounding resale property enjoy a price premium or discount as a result of the collective sale attempt.
