ScholarBank@NUS Repository.||Abstract:||Previously, it was difficult, if not impossible to realise unanimous consent. Thwarted by a small minority, the vast majority was unable to proceed to sell their residential developments at a premium, in order to maximize their development potential. The Land Title (Strata) (Amendment) Act is thus amended as of Oct 11, 1999 to help free up enbloc sales. In land-scarce Singapore, such a change is imperative, as it will release more prime land for higher-intensity development to provide more quality and affordable housing for Singaporeans. The purpose of this dissertation is to examine and evaluate the effectiveness of the amendments to the LTSA in 1999 in facilitating en bloc sales and achieving its objective of land use optimization. In addition, the limitations are also examined. The study is prepared by tracing the number of successful en bloc sales for property redevelopment from Jun 1999 till Aug 2003 and analyses of such data generally found that the Amendment Act is successful in facilitating en bloc sales and useful in providing the necessary land for residential development.||URI:||https://scholarbank.nus.edu.sg/handle/10635/217928|
