dc.description.abstractReal estate agents are freelancers in Singapore. They are not employees of the estate agencies that they are attached to. Policies introduced by the estate agencies would inevitably affect their livelihood. Endogenous activities instituted by real estate firms affect the behaviors of their agents. Information asymmetry creates issues associated with adverse selection. The three essays, in this dissertation, discuss the performance dynamics of real estate agents dealing with endogenous factors, peer effects, institutional policies changes and beauty premium that will affect their economic returns.
