Abstract: The advent of information technology has given birth to a new breed of business entity that functions primarily through the internet - the dotcom company. Though its business transactions are held on a virtual plane, it is also like any other company that requires physical space to house its operations. This paper seeks to examine for the locational decisions of dotcom companies in Singapore and find out the strategies to attract them. Survey results shows that the 3 most notable factors in order of importance are 1) having an Attractive Lease Term/Rent for site, 2) being near to Transport Facilities and 3) having Adequate Facilities in the building. The survey also indicates that current office spaces do not provide sufficient facilities and services to cater to dotcoms' optimal operations. The survey further reflects a change in the way space is used, which leads to a new set of terms demanded for lease agreements. A case study on Suntec City, one of the leading developments in Singapore in attracting dotcoms, reveals that on top of meeting tenant's preferences, the landlord adopts a collaborative effort with tenants. Strategies of doing so are highlighted. Overall, the property market catering for dotcom companies in Singapore is still underdeveloped. This spells a huge potential and numerous opportunities for supernormal profits waiting to be tapped.
