ScholarBank@NUS Repository. | Abstract: | Property development has an inevitable long gestation period which renders it vulnerable to changing market conditions. Element of risks are thus inherent in such undertaking. A feasibility analysis should be carried out to ascertain the financial position and the risk profile of the development project to provide a more objective analysis. It should be dealt thoroughly before heavy commitments are made so that avenues for changing course are possible for example, change of use, abandonment of the project, etc.. Most developments embarked are based on the developer's intuition and market sentiments. However, through time, the increase in scale and complexity of developments may alter or modify the developer's approach. Using modern investment appraisal techniques, the analysis revealed that the proposed development is feasible. A feasibility analysis is only a mean and not an end.
