Abstract: In Singapore, there are many competing demands for scarce land. It is therefore important to conduct comprehensive land use analyses in order to ensure proper allocation of land to achieve optimum utilization. The main purpose of this study is to determine the most probable use of the subject industrial sites which are located along Bukit Timah Road. With the increasing shortage of prime sites with development potential, it is vital that the subject sites should be put to their highest and best use. The past and present land use patterns, together with a neighbourhood study, are analysed through physical surveys, interviews and reference to relevant reports in order to determine the probable uses for the subject sites. Market and financial feasibility studies are then incorporated to test the viability of the proposed uses. Analysis of government land-use policies also give an idea of the future development pattern for the area. The findings of the study show that the sites are suitable for residential development, taking into consideration overall government plans and increasing accessibility. The area holds tremendous potential for residential development in the near future. In order that it can become another prime residential hub, proposals are also made to upgrade the image of the locality.
