ScholarBank@NUS Repository. | Abstract: | Time leads to inevitable social, economic, environmental and physical changes. An area at the fringe of the Central Area - Middle Road Area, is currently undergoing rapid transformation. This is evident by the present land uses whereby traditional shophouses lie beside modern commercial buildings. This current development trend prompts the author to explore and highlight the development potential that lies within this area. The past and present land use patterns is analysed through physical surveys, interviews and reference to relevant texts. Analysis of the property value trends and inspection of the Development Register are made to give an idea of the future development pattern for the area. The findings of the study reflect that the location of the area, an increase in accessibility,and government policies are the main causes of the trend that leans towards commercial activities. Agglomeration of certain retail goods and services also induce further similar and complementary developments. These and the availability of land within the area imply that the area holds tremendous potential for commercial developments in the near future.
