dc.description.abstractSeletar Hills, commonly known as a 'middle income' private housing estate, lies on the north-eastern stretch of the Republic. In recent years, this area is gaining importance as a residential district and has exhibited an interesting real estate development pattern. The primary aim of this dissertation is to determine the viability of this area as a good class suburban residential distirct. Contrary to most beliefs, its distance from the Central Business District and its generally less convenient location to educational institutions, employment, open space, shopping and recreational amenities have not hindered the growing popularity of the area. Instead, other locational factors such as lower property prices and in particular, the peacefulness associated with the estate have helped to enhance the popularity and residential character of the area.
