Abstract: Condominium living is rapidly increasing in popularity and it is likely to be a popular form of housing for many upper middle income families in the future. The objective of introducing the condominium concept was two-fold ; firstly to maximise the use of land and secondly to ensure proper maintenance of community facilities in the estate. Yet, the task of maintaining a condominium is far from easy. In the last few years, condominiums have been plagued by the severe problem of poor maintenance before and after the formation of Management Corporation. This study attempts to examine management and maintenance problems faced by developers in new developments prior to the issue of strata titles. A case study was conducted to provide realistic and practical problems confronting developers. Finally, solutions to the problems are suggested so that they can be applied to other condominium developments during the transition period.
