dc.description.abstractDue to the size of Singapore and limited land area, utilisation and proper land use must be practiced. The pattern property developments in Singapore is seen to be moving towards achieving decentralization and sub-urbanisation. The study of Sembawang area helps to open the views that sub-urban areas are full of opportunuties and ready for developments. The study has two steps, the qualitative and the quantitative methods. These analysis will help interested individuals to realise the potentials and to make a decision. The main purpose of the study is to use Sembawang as an example to highlight the opportunities available to sub-urban areas. Thereby making people aware of these areas in Singapore.
