Abstract: The objective of this study is to examine critically the methodology and role of pre-development analysis for the development of a shopping centre by way of a selected case study. This study found that the potential of the project may be determined through a market analysis. The financial feasibility analysis only establishes the profitability of the project. These analyses may identify the factors that affect the development of the shopping centre and hence, aid the decision-making process. Though the concept of analysing the market prior to large outlay of capital is sound, the main difficulty lies in the quality of research conducted. The study found that the usefulness of pre-development analysis would be limited by its quality.
