Abstract: Shopping centre developments have been popular for the last few years. This unique form of investment is subjected to determinable factors contributing towards its operational success. It is undeniable that one of the important factors at play is the location of the development. But to probe further into the subject, the so-called "non-locational" factors sometimes cannot be overlooked. In this dissertation the writer selectively studied two shopping centres which are located next to each ether. The choice attempts to eliminate the importance of location as one of the factors affecting performance of the developments. Rather the non-locational factors are emphasised in the 'comparative study to determine the reasons for the vast difrerence in their operational success despite their close proximity. The present market is facing a depression and the intense competition in the retail market have greatly reduced the level or sales turnover in many retail businesses. This is true even for shopping centres operating in prime locations. Therefore, any attempt to capitalise on the contributions of the non-locational factors, would provide an edge over other weaker centres.
